LMP/LMNP Censi-Bouvard

The goal of a furnished apartment rental investment (Professional/Non-Professional Landlord for Furnished Accomodation under the Censi-Bouvard Act) is to purchase properties in social and medical/social institutions (such as EHPADs - homes for dependent elderly persons), tourist accommodation or student residences.

The Censi-Bouvard scheme offers a tax reduction calculated according to the cost of the apartment(s), up to an annual limit of EUR 300,000. The tax reduction is 11% of the cost price for apartments purchased in 2012. The tax reduction is staggered over nine years, and is not prorated in the first year.

The investor is required to rent the furnished apartment from the operator of the development for at least nine years, and the rental must start in the month in which the apartments are purchased or completed.
